Our Leasing Guarantee is designed to give you confidence that your property will be leased quickly and effectively — or we take responsibility.

Lease your property within 14 days of the first public open — or your leasing fee is waived.

This guarantee is subject to the terms, conditions, and eligibility criteria outlined below.

What the Leasing Guarantee Covers

The Leasing Guarantee applies where:

  • Your property is listed and managed by XGEM Property

  • The property is actively marketed in accordance with our standards

  • All required conditions are met prior to and during the campaign

If these conditions are satisfied and the property is not leased within 14 days of the first public open, your initial leasing fee will be waived.

Eligibility Requirements

To qualify for the Leasing Guarantee, the following conditions must be met:

1. Market-Aligned Pricing

The property must be listed at a rental price agreed with XGEM Property that reflects current market conditions.

  • The landlord must not insist on pricing above recommended market value

  • Pricing must remain competitive throughout the campaign

2. Campaign Compliance

The leasing campaign must be executed in full, without interruption or delay.

This includes:

  • Campaign commencement at the agreed time

  • No artificial delays or withholding of the listing

  • No manipulation of enquiry or application flow

3. Advertising Standards

The property must meet XGEM Property’s minimum marketing requirements, including:

  • Professional photography

  • Floor plan

  • Listing description approved by XGEM Property

  • Optional (but recommended): virtual furniture or styling where required

4. Campaign Timing

  • Advertising must commence no earlier than 3 days prior to the first public open

  • The first public open must be scheduled promptly once the campaign begins

5. Property Condition & Compliance

The property must:

  • Meet all legislative and safety requirements

  • Be clean, presentable, and tenant-ready

  • Be available for inspection as scheduled

6. Presentation Standards

The property must meet XGEM Property’s presentation guidelines, including:

  • Cleanliness and maintenance

  • Functional fixtures and fittings

  • No visible defects that would impact tenant interest

7. Access for Inspections

The landlord must:

  • Allow reasonable access for inspections

  • Support scheduled open homes and private inspections

  • Not restrict tenant access in a way that impacts leasing performance

Exclusions (When the Guarantee Does Not Apply)

The Leasing Guarantee will not apply where:

  • The landlord declines suitable applications

  • Pricing is set above recommended market levels

  • Required marketing or presentation standards are not met

  • The property is withdrawn, paused, or altered during the campaign

  • Access for inspections is restricted

  • External factors materially impact leasing demand, including:

  • Market disruptions

  • Regulatory changes

  • Unforeseen events beyond reasonable control

Important Notes

  • The 14-day period begins from the first public open inspection

  • “Leased” is defined as a signed tenancy agreement with deposit received

  • This guarantee applies to the initial leasing campaign only

Limitation of Guarantee

The Leasing Guarantee:

  • Applies only to the initial letting fee

  • Does not include ongoing management fees or other charges

  • Cannot be combined with other promotional offers unless stated

Changes to This Offer

XGEM Property reserves the right to:

  • Modify or withdraw the Leasing Guarantee at any time

  • Update these terms and conditions without prior notice

Any changes will not affect campaigns already commenced under agreed terms.
